#05-131-02 - Impossible to find 5% return on CRP for new 10 or 15 Years or 6% Tillable $235,800 This hard to find 131 acre farm offers 95.9 acres currently in crp until Sept 30, 2012. Crp currently pays $57.50 per acre or $5514 yearly. There are 2 options to renew the crp into, 1 is a general crp contract and a 10 year term. The other is a CP-38 contract which would change the grass to the tall blue stem type crp grass and more wildlife friendly and a 15 year contract. Take the 95.9 acres and renew the crp into a new contract around $100 per acre for a total of $9590 and a $2000 hunting lease for a combined total of $11,590 and a 5% return on a 10 or 15 year contract. I have been able to offer 3 year returns but who knows what will happen after that. I have never been able to offer someone a 15 year 5% return. If anyone has one for sale close to my house or farms I would be interested in buying it.
